As an apartment property management leader interested in protecting your property/management company/owner you are requiring Certificated of Insurance from suppliers/vendors hired to do work on your property.
In addition you should – by contract or by letter of certification –require the supplier/vendor to:
• Certify that all such employees and vehicles are covered by their Certificate of Insurance;
• Certify that any sub-contractors and/or their employees are covered by a Certificate of Insurance meeting your standards, and available on demand before they enter your property;
• Require that all workers on your property are US citizens, or have current and valid greed cards or Visas;
• That all workers on your property have been screened for criminal backgrounds; and,
• That all workers on your property have been screened and are drug-free.
You are protecting yourself against possible claims and in light of Fair Labor Laws, discrimination, and Fair Housing requirements. Better to be prepared than to be sorry.
